Aim: to replace a derelict house with a four-bedroomed detached house on a sensitive site next to the ancient church in Great Dunmow.

Problems: the original house was near the tree-lined boundary to the church, and tree roots would have affected the depth required for foundations. It was also close to the old church wall. The views from the building, which has been left empty for 10 years, were the unattractive sides and backs of neighbouring properties. The site was of archaeological interest.

Planning solutions: the house was built in an L-shape on the southern side of the site, away from the large tree and church wall. The new home turns its back on the uninspiring original views and faces a courtyard and the lovely church with its mature trees beyond. An investigative archaeological dig was undertaken, but nothing of interest was found.

Works carried out: a timber-framed house with integral garage was designed and built. Its render and brick finish, together with plain clay roof tiles, allow the four-bedroomed home to blend easily into the conservation area street scene.
