Debden - Rook End


Aim: turn a tumble-down 17th century grade II listed cottage into a
comfortable family home.
How: by removal of lean-to, addition of L-shaped extension and complete
renovation of cottage.
Planning solutions: a dominating addition to this listed building was not
allowed by the conservation officer, so a single-storey extension replaced
the ramshackle lean-to, but sunk into the ground, allowing the thatched roof
to remain undisturbed. Minimal disturbance was caused to the main building.
Works carried out:
new oak lintel replaced collapsed original and now
supports main spine beam. New oak plate to support first floor joists, which
no longer reached the existing plate, as the timber-framed walls had
ballooned out. The cottage was then underpinned, drains added, timber-framed
extension built, water treatment plant (mains water is not available),
installation of Aga (and new chimney flue), replacement lime render first
floor ceilings, addition of under-floor heating and random-width solid oak
floors, solid oak doors with hand-made Suffolk latches, sunken patio paved
with steps and retaining walls. Bricks and beams exposed and cleaned. Lime
render and lime wash used on all old internal walls.
