This Grade II* Listed property, lies south west of the Market Square on the south side of King Street in the Market Town of Saffron Walden.The property fronts King Street to the north and Cross Street to the east. It had recently been used as rented residential accommodation, however since the last tenants vacated the property it is clear that an alternative use needed to be considered, due to the lack of a private garden, and car parking for a large three-bedroom house.
Originally a Merchant’s house, number 19 King Street forms the centre of a historical Hall House, numbers 17-21 King Street. It has an exotic feature for Essex, of traceried spandrel infill of the central trusses of the original open hall (Historic Towns Assessment report 1999 – Saffron Walden, Essex County Council and English Heritage).
The planning permission and Listed Building consent included the complete renovation of the property, the installation of a new heating and hot water system, the re-wiring of the property throughout, the removal of the various cupboards and small internal stud-work partitions and the upgrading of the existing floors, ceilings and walls to form 1 hour fire separating walls to suit the change of use under the current Building Regulations. The existing windows and doors, were repaired and replaced as necessary and additional internal thermal insulation was provided to the external walls. The entire building was decorated internally and externally using traditional lime-wash where appropriate.
