We offer a thorough architectural service to suit your precise requirements. Offering advice, planning, consultant recommendation, design, specification and scheduling, we can work with you right from the initial brief to build stage.

How we deal with your enquiry

Contact the office, and we will arrange a convenient time to meet you and visit the site. We will discuss your ideas and thoughts for the project, and make some suggestions if appropriate. All plans will be flexible and tailored for you.

We’ll briefly outline the various stages of work that are likely to be needed for your project. We’ll let you know about other consultants that might be required, and discuss the extent of the services that you might need from them, as well as from us.

After the initial meeting, we will write to you setting out what we understand your initial requirements are and our services and fees.

We can offer a full range of services for your building project from the preparation of a design brief, feasibility studies, planning and Listed Building applications, construction drawings and specifications.

We can prepare the necessary documents for tender invitations and contract documentation, contract administration and on-site inspections, models and perspective illustrations, building surveys, advice on building defects and landscape and external works.

Stage A – Preparation and brief

We arrange the necessary measured surveys of the site, and assess any site constraints and investigate relevant planning history of the site. Agree the initial project brief with you. We will prepare draft plans, and this is the time for us to work out the best possible plans to suit you, and the way you live.

Once we have agreed on these plans, then we can prepare brief feasibility studies, and advise on any consultants or other services that might be necessary for the project. These may include planning and historical consultants, ecology and structural surveys, site investigation, flood risk assessments, party wall surveyors and/or traffic surveys.

 

Stage B – First design ideas

We will prepare outline ideas and designs for the proposals, taking into consideration the various methods of construction. We will discuss any specific structural requirements with you. Discuss the proposals with other consultants and consider the need for early informal consultations with the local planning authority and Conservation Officer if appropriate.

Discuss and agree on any alterations to the brief.

 

Stage C – Final Design

Taking into account comments received from the local planning department, liaise with other consultants and co-ordinate and prepare the final designs and submit the formal planning and Listed Building applications as necessary.

Monitor the planning and Listed Building applications through the planning process, attending site meetings and planning committee meetings as necessary.

 

Stage D – Detail Design

Following the granting of planning permission and Listed Building Consent if required, review and submit the necessary application to discharge any pre-commencement conditions attached to the consents.

Prepare the necessary working drawings, liaising with other consultants, and submit the Building Regulations application.

 

Stage E – Tender

Prepare the necessary detail drawings including electrical layouts, finishes, door/window/finishes schedules and a detailed specification for the preparation of tender documents, to enable us to invite tenders from builders for the works.

Liaise with any specialist suppliers such as lighting consultants, oak frame specialists, and bathroom and kitchen consultants.

 

Stage F – Works on site

We will advise on the most suitable type of Building Contact for you and the proposed work. We will make periodic visits to the site to inspect the progress and quality of the building works to check, so far as we are reasonably able to do so, that the works are being executed in accordance with the approved drawings.

We will hold necessary site meetings to discuss the progress of the works and queries arising from the site.

We will administer the works under the terms of the contract, including discussing and agreeing the payment requests from the builder, assessing them against the priced scope of works.
