Due to planning and conservation constraints, the new dwelling has been designed to be unobtrusive from the main road in Balsham while preventing overlooking and daylight issues to the neighbouring property. The new dwelling consists of an ‘L’ shaped layout that locates the main living areas overlooking the existing pond and maze. The bedrooms are located on the west side for maximum privacy.

Planning permission was granted in January 2013. Work was completed in 2015.
