Replacement Dwelling – Saffron Walden, Essex

Located on a prominent corner plot in the market town of Saffron Walden, this project sits comfortably within an established residential setting. The proposal involves the demolition of the existing bungalow and the construction of a new dwelling positioned on a similar footprint. Careful consideration was given to the site’s constraints, ensuring the new building avoids intrusion into the root protection area of the existing TPO tree. All first‑floor windows have been sensitively arranged to prevent overlooking neighbouring private amenity spaces.

The ground floor layout provides an entrance hall, shower/cloak room, sitting room, lounge area, kitchen/breakfast room, utility room, and a flexible bedroom 5/study. The first floor, set within the attic, accommodates four additional bedrooms, two en‑suite bathrooms, a family bathroom, and a dedicated dressing room.

Externally, the new home features horizontal bead‑moulded painted timber boarding set above a facing‑brick plinth. A traditional narrow‑span, steeply pitched roof finished with plain clay tiles completes the form, complemented by five well‑proportioned dormer windows and a selection of carefully placed casement windows and doors.
